TENANCY FEE BAN (RESIDENTIAL LETTINGS ONLY)

For residential lettings, there is no fee for securing a rental property to move into, which is available on the open market. If you see a rental property you wish to view, you will be required to fill out a questionnaire, which helps WilsonWood establish whether or not you will be eligible for the property before viewing. At this stage it will be WilsonWood's prerogative to decide whether or not you can secure a viewing for the property.  

If you view and would like to progress to application, you may be required to pay a holding deposit (usually equal to one week's rent), which when paid, will make the property listing 'Let Agreed' as you progress through the application process. 

Upon successful application (unless the applicant specifies otherwise), the holding deposit will become part of the first months rent for the rental property, therefore upon or before moving in, the applicant will be required to pay the rest of the first months' rent and a security deposit (which should be no larger than an amount equal to 5 weeks' rent), will be secured with 'The DPS'. 

WilsonWood Properties will reserve the right to retain the holding deposit in the event the applicant: 

1. does not finish the application within 28 days of paying the holding deposit; 
2. finishes the application but does not commit to moving into the property by the agreed move-in date; 
3. attempts to mislead us whilst providing answers to the preliminary questionnaire before paying the holding deposit.
